What a fire sprinkler TI design costs

Posted, and worked out here before you tell us anything about yourself. Put the area of the work in and you have the number.

Starts at$200.00

Put a number in, or tap a size above.

That is the whole price: permit set drawn over your ceiling plan, existing system shown as surveyed, sprinkler schedule, cut sheets, plan notes, title block, stamp. One round of revisions if the city comes back.

Three business days. A card goes on file when the job starts and nothing is charged until the set is delivered.

What changes the price

Two things, and both of them are on the calculator above. The area of the work, and whether you need it tomorrow instead of in three days. That is the whole list.

Not the city. Not how far away the building is — the set is drawn at a desk and sent as a PDF, so a suite in Reno prices the same as one in Phoenix. Not how many heads, because counting them is our problem and not yours. Not whether we have worked for you before.

What is not in it

  • A field survey, if you want us to do itQuoted per job once we know the suite, because what it takes to walk a ceiling is not a function of anything a form can collect. Most people send their own survey or their as-builts and never need this.
  • Hydraulic calculationsWe do tenant improvements where the hazard classification and design density are not increasing, which is most small TI work. If your job needs calculations we say so up front rather than wasting your week.
  • Permit feesThe city’s, paid by whoever pulls the permit. Nothing to do with us.
  • Revision rounds past the first$100.00 each, and in practice almost nobody gets to a second one. The first is included on every job.

When you are charged

Card or bank account on file before we start. Nothing is charged until the set is delivered. If the set never lands, nothing is ever charged. There is no deposit, no retainer and no invoice to chase.

Want it in writing instead?

Leave an address and the price for your job comes back by email, along with a sample of what a finished set looks like.

What would help?
A letter back now, a couple more over the next month, then it stops.
